The season in Mallorca starts earlier every year. In 2026, around 70% of hotels had already opened by March, and for many villas Easter brings the first big booking of the year. Anything not fixed over the winter shows up in the photos and in guest reviews.
This is the checklist we work through when preparing a finca for the season.
1. Outdoor timber
- Pergolas, porches, built-in loungers with timber tops, railings and gates.
- Clean, sand any grey areas and apply wood stain or oil.
- Check screws, fixings and supports.
2. Roofs and covers
- Check for slipped tiles, damaged panels and gutters after the winter storms.
- Clear leaves and soil from gutters and downpipes.
3. Fencing and gates
- Loose posts, torn mesh, gates that catch or don't close properly.
- Grease hinges and locks.
4. Walls and tracks
- Fallen stones from walls and marges (dry-stone terraces).
- Access tracks with potholes or vegetation scraping against cars.
5. Garden and grounds
- Clearing scrub, pruning and removing garden waste (also important for wildfire prevention).
- Shaded areas ready for summer.
6. Minor repairs
That tool-shed door, the half-broken log store or the reed screening that has come loose from the pergola. These are details guests notice.
When to do it
Ideally, plan it between January and March, before the first bookings. That leaves time for treated timber to dry and for any surprises to be dealt with.
We'll get it ready for you
