It's the question we're asked most often: "How much does a porch cost?" The honest answer is that it depends – and that's not us dodging the question. Two porches of the same size can be priced very differently depending on the ground, the structure and the roof. That's why at RUST & CO we don't quote by the square metre: we visit the property and prepare a bespoke quote.
These are the factors that matter most.
1. The ground
Building a porch on a level concrete terrace is very different from building it on soil, rock or sloping ground. Sometimes footings, a new concrete slab or levelling work are needed before we can start. On many Mallorcan fincas the ground is uneven, and that groundwork is a significant part of the job.
2. The type of structure
The structure can be timber (pressure-treated pine or higher-grade hardwoods) or steel. Each has its own look, maintenance needs and price. It also matters whether the porch is attached to the house or free-standing, and what the spans are (the distance between posts): the more open you want it, the sturdier the beams need to be.
3. The roof
This is one of the biggest variables. A porch can have a reed (cañizo) shade cover, sandwich panels, metal sheeting, clay tiles, timber boarding with bitumen felt… Each option has a different weight, insulation level and cost. We go into detail in our article on porch roofing options.
4. Size and shape
Square metres count, of course, but so does the shape: a rectangular mono-pitch porch is simpler than an L-shaped one, a hipped roof or one with special detailing.
5. Finishes and extras
- Colour and type of timber protection (wood stain, oil, varnish).
- Gutters and downpipes.
- Side panels, lattice screens or windbreaks.
- Electrics for lighting or ceiling fans (carried out by a licensed electrician).
6. Access and location
We work all over Mallorca. Access to the property (narrow tracks, whether a lorry can get in or materials have to be carried by hand) also affects installation time.
What about permits?
Depending on the municipality and the land classification, a covered porch may require a comunicación previa (prior notification) or a building licence. We always recommend checking with your local town hall (ajuntament) before work begins.
